What does it cost to get started?
We do not require any funds to begin unless your property is not rent ready and will require repairs or a light cleaning. We will advertise your property and will collect our fees per the management agreement, including advertising, from the first month’s rent. Arizona law requires us to have a signed management agreement to manage property for a fee.

What if my property is vacant?
No problem. Leasing is our forte. When properties are priced right, they rent very quickly (i.e. 30 days or less), using our propriety advertising system.

Do you handle evictions?
Yes. We use prominent local attorneys to process evictions at a very reasonable cost to the owner.

Do you charge extra for coordinating repairs and maintenance?
No. We pride ourselves in keeping maintenance costs low and do not add a mark up.

What are your fees?
There’s a nominal start up fee, a low monthly management fee (8% of collected rent), a leasing fee (1/2 of the first month’s rent), and an annual assessment for 1099 preparation and other year-end reporting to municipalities and owners.

How do you screen tenants?
We use an online propriety system that screens for the existence of a criminal background or prior evictions and also pulls a Transunion credit report as well as performs a rent to income analysis.

What areas do you manage?
The greater Phoenix metropolitan area including (Phoenix, Scottsdale, Mesa, Gilbert, Chandler, Tempe, Ahwatukee, Maricopa, Queen Creek, Glendale, Anthem, Surprise, Goodyear, Litchfield Park, Buckeye, and Peoria.)

What's the Phoenix rental market like at the moment?
The Phoenix rental market is highly competitive with significant vacancy rates in certain submarkets. We are experts in the Phoenix metro area and can provide you detailed information about your specific property and the rental submarket in which it is located.

When will I receive my rental funds?
As long as the tenant’s funds have been received and cleared the bank by the 10th of the month, all funds and statements will be mailed by the 15th. In the event of late payments by the tenant, funds will be disbursed within 5 days of receipt.

What if a tenant damages up my property?
We will assess the damages and charge against the security deposit. If the security deposit is not sufficient to cover the repair costs, then we will pursue a judgment against the tenant.

Do you collect a security deposit from the tenant?
Yes. A typical security deposit is equal to one month’s rent. Some tenant profiles require an additional one half of a month, which is the maximum allowed by Arizona law (i.e. 1 ½ months).

What is your standard lease term?
A typical lease is one to two years with one year being more of the norm.

Do you get my approval before doing any maintenance work?
Your agreement will outline the parameters for maintenance approvals. When the cost of a repair is expected to exceed $400, you will be contacted for your pre-approval.
